San Clemente is the city we’ve built this operation around. The Pacific salt air, the hard water from Orange County’s irrigation-heavy supply at 560–680 ppm TDS, the June Gloom marine layer cycle, and the Santa Ana winds from the northeast — these four forces work on glass here differently than anywhere else in Southern California. Our deionized water system, our interval recommendations, and our neighborhood-specific knowledge are all specific to San Clemente glass.

We serve all of San Clemente — 92672 and 92673 — without geographic restrictions within the city.

Southwest San Clemente — 92672

Communities served: Cyprus Shore, Cyprus Cove, Cotton’s Point, The Breakers, La Ladera

The highest-intensity coastal position in San Clemente. Bluff-front and beach-level properties in Southwest San Clemente face direct Pacific salt spray — the most aggressive salt air exposure in the city. Cyprus Shore, Cyprus Cove, Cotton’s Point, and The Breakers sit clustered along the bluff above Trestles, all gated. La Ladera is a separate gated community near T-Street Beach to the north.

At this position, fresh salt film is visible on ocean-facing glass within 48–72 hours of a professional clean. Canyon dust from the northeast compounds the issue during Santa Ana season. Window glass in Southwest San Clemente requires professional cleaning every 6–8 weeks at minimum — shorter during June Gloom season when the marine layer runs its daily salt deposition cycle from late May through early July.

Sea Pointe Estates and Shorecliffs — 92673

Sea Pointe Estates sits 500 feet above sea level on Camino De Los Mares, east of I-5 with unobstructed panoramic views of the San Clemente Pier, Dana Point Harbor, and Catalina Island. The guard gate and HOA are managed by Keystone Pacific Property Management. At bluff elevation, wind exposure is higher than ground-level coastal positions — salt aerosol reaches this height effectively, and the panoramic-view glass that makes these properties valuable accumulates marine layer film consistently.

Shorecliffs, adjacent to the Shorecliffs Golf Course, sits on the coastal bluff with its own Pacific exposure. Both communities run on a 6–8 week professional cleaning interval.

Marblehead — 92673

Communities served: The Crest (gated), Signal Point (gated), Highland Light Estates (guard-gated), Highland Light Village (guard-gated), The Summit at Highland Light (guard-gated), Faire Harbour, New Providence, Sea Summit (Aqua, Sapphire, Azure, Indigo tracts — 92672)

Marblehead sits on the ridge northeast of the 5 freeway, combining ocean views to the west with canyon exposure to the east. During Santa Ana events, the northeast wind loads Marblehead ridge properties with silica and ash from the Ortega Highway corridor — heavier coating on east-facing glass than the typical coastal pattern. During June Gloom, the marine layer salt deposition runs on the west-facing and ocean-view glass.

Sea Summit (the four Taylor Morrison tracts built 2015–2018) sits on the ocean side of I-5 in 92672 with lower elevation and more direct coastal exposure than inland Marblehead. Its modern low-pitch concrete tile rooflines are pole-accessible without roof contact concerns.

6–8 weeks for ocean-view and exposed ridge positions. 8–10 weeks for more sheltered Marblehead interior positions.

Highland Light Estates san clemente ca

Talega — 92673

Talega san clemente ca

San Clemente’s largest master-planned community — 2,000 acres, over 40 residential tracts brushing the Santa Ana Mountain foothills. HOA master-managed by RealManage Elevated Onsite on behalf of the Talega Maintenance Corporation. Talega is the most heavily HOA-governed neighborhood in San Clemente, with exterior appearance standards that include window condition.

Talega is the furthest from the ocean — less direct Pacific salt exposure than coastal positions, but harder irrigation calcium from foothill-area water, seasonal golf course pollen from the Talega Golf Club (Fred Couples-designed), and direct Santa Ana dust loading from the northeast during October–December. The pre-dawn irrigation cycle in Talega deposits calcium carbonate on lower-floor windows daily throughout summer.

10–12 weeks for standard Talega positions, timed to HOA spring (March–April) and fall (September–October) inspection cycles.

Forster Ranch — 92673

Communities served: The Reserves (South, North, East, West — gated with pool/playground), Forster Highlands (Ashton, Cantomar, Compass Pointe, Las Veredas, Ridgemore, San Angelo), Del Cabo Estates, El Encanto, Rimrock, Tocayo Ridge, Colony at Forster.

Large-scale family neighborhood east of I-5 with established HOA governance. Two-story homes are standard in Forster Ranch, with window counts commonly running 20–35 per property. The Reserves sub-communities are gated. Irrigation systems throughout the neighborhood spray calcium-rich water directly onto lower-floor windows along Camino De Los Mares, Camino Vera Cruz, and Avenida Vista Hermosa.

The HOA appearance standard in Forster Ranch is actively enforced. Dirty windows generate compliance notices — particularly after summer when hard water calcium has compounded through an irrigation season on lower-floor glass. One of the most common first calls we receive from Forster Ranch homeowners starts with a received notice.

A tucked-in neighborhood east of the high school, bordered by San Onofre State Beach hiking trails and canyon terrain. Three gated single-family tracts: Mandalay, Pacific Crest, and Rancho Cristanitos. Main arterials: Calle Del Cerro and Avenida Vista Montana.

Rancho San Clemente’s canyon positioning means more dust and seasonal pollen from the surrounding hills than standard coastal neighborhoods. Screens trap organic debris from the chaparral — screen cleaning at every visit is particularly important here. The cul-de-sac orientations common in Rancho San Clemente give many homes canyon-facing glass with custom orientations that require flexible pole-and-ladder setup.

Downtown San Clemente and Pier Bowl — 92672

Areas served: Avenida Del Mar corridor, Pier Bowl, North Beach, Ole Hanson Beach Club area, T-Street, Casa Romantica vicinity

The historic heart of San Clemente — Ole Hanson’s original 1928 Spanish Colonial master plan. Dense mix of single-family homes, condos, vacation rentals, and commercial storefronts. Many properties date to the 1920s–1970s with original or older window frames that require more careful handling than modern construction.

The Pier Bowl and North Beach STR concentration makes this the highest vacation rental density in San Clemente. Properties within 400 feet of the pier accumulate Pacific salt film faster than any position outside of Southwest San Clemente bluffs. June Gloom marine layer sits low and thick in this zone — the daily salt deposition cycle runs its most aggressive version here during late May through early July.

5–6 weeks for vacation rental properties during peak season. 6–8 weeks for residential properties near the pier.

T-Street san clemente ca

Central San Clemente — 92672

Villa Granada san clemente ca

Communities served: Broadmoor, Hillcrest, Pacifica, Rancho Margarita (all no-HOA/no-Mello-Roos Pacesetter Homes tracts on hillsides west of I-5); Villa Granada, Villa Grande (active HOA-managed communities)

Central San Clemente occupies the hillsides west of the 5 freeway, between the coastal bluff neighborhoods and the inland communities. “The Hill” — the four Pacesetter Homes tracts from the mid-1960s — offers some of the best single-story ocean view opportunities in San Clemente without the HOA overhead of gated coastal communities.

At mid-distance from the coast, Central San Clemente sees moderate salt air exposure — less intense than Pier Bowl or bluff-front positions, more than Talega or Forster Ranch. Hard water irrigation calcium accumulates on lower-floor glass. Santa Ana winds reach this elevation from the northeast.

8–10 weeks for most Central San Clemente positions.

South Orange County — Extended Service Areas

Dana Point — 92624, 92629

Communities served: Monarch Beach (The Strand at Headlands, Ritz-Carlton adjacents), Niguel Shores (gated, bluff-top oceanfront, private beach), Ritz Cove (guard-gated, 97 homes, bluff-front), Lantern Village (downtown Dana Point), Capistrano Beach (92624, served by South Coast Water District)

Dana Point sits immediately north of San Clemente along the Pacific Coast Highway corridor. The coastal exposure conditions at Monarch Beach, Niguel Shores, and Ritz Cove are comparable to Southwest San Clemente — direct Pacific salt air, bluff-front positioning, guard-gated luxury estates. Dana Point’s water supply through the Municipal Water District of Orange County (MNWD) runs softer than San Clemente’s supply — approximately 280 ppm versus San Clemente’s 560–680 ppm — which means hard water irrigation calcium builds more slowly on Dana Point glass, but Pacific salt accumulation is comparable to San Clemente’s coastal positions.

Capistrano Beach (92624) is served by the South Coast Water District (SCWD) and sits at the county line. Same DI water system, same pole approach, same coastal contamination profile.

San Juan Capistrano — 92675

Communities served: Marbella Country Club (guard-gated golf community), The Hunt Club (gated equestrian estates, 5–20 acre lots), Hidden Mountain (gated hilltop community), Rancho Madrina, Peppertree Bend.

San Juan Capistrano sits inland from the coast — the salt air influence at most SJC positions is significantly lower than coastal San Clemente neighborhoods. The dominant contamination sources are hard water irrigation calcium and Santa Ana dust. The Hunt Club’s equestrian orientation and large lots mean more organic airborne particulate (pollen, dust, organic debris from surrounding vegetation) than standard residential neighborhoods.

Marbella Country Club’s golf course setting introduces seasonal pollen from turf management — similar to Talega’s pattern, but without the coastal salt compounding factor. 12–14 weeks for most San Juan Capistrano positions.

Laguna Niguel — 92677

Communities served: Bear Brand Ranch (guard-gated, golf course estates), Crown Valley communities, Ocean Ranch, Marina Hills, Pacific Island, Laguna Sur, Aliso Viejo boundary communities.

Laguna Niguel is served by MNWD at approximately 280 ppm — meaningfully softer than San Clemente’s 560–680 ppm. Hard water calcium accumulates on glass more slowly than in San Clemente, but the Pacific salt influence reaches inland communities more than most homeowners expect — EPA data confirms airborne salt aerosol travels up to 10 miles inland from the coast.

Bear Brand Ranch at the Monarch Beach/Laguna Niguel border has direct hillside exposure to coastal air from the southwest — salt air influence here is meaningfully higher than the more inland Laguna Niguel communities. The guard-gated entry requires established vendor authorization, which we coordinate on the first visit. 12–14 weeks for most Laguna Niguel inland positions. 10–12 weeks for hillside positions with coastal air exposure.

About Our Service Area Coverage

We operate out of San Clemente and run scheduled routes through each neighborhood in the city. The South Orange County extension into Dana Point, San Juan Capistrano, and Laguna Niguel allows us to serve properties along the full coastal and near-coastal corridor between Camp Pendleton and Laguna Beach.

We don’t serve all of Orange County — our routes are tight because quality requires it. Properties in Irvine, Mission Viejo, or Los Angeles County are outside our service area.
