Yes. We send a text confirmation the day before the visit with the scheduled window (typically a 2-hour arrival range). On the day of the visit, we text when we’re on the way. You won’t be left wondering if we’re coming. For vacation rental accounts, we coordinate directly with the calendar gap and confirm with the owner or property manager.

Do you offer same-week scheduling?

Yes. Most residential visits are available within 3–5 business days. For pre-listing cleans, vacation rental turnovers that need faster scheduling, or post-Santa Ana event cleaning, call and ask about current availability. During peak periods — June Gloom season (late May–July), after major Santa Ana events, and Ocean Festival (July 18–19) prep — slots fill faster than usual. What if it rains on the day of my appointment?

Light rain doesn’t affect exterior cleaning — the DI water rinse and the rinse from rain work the same way on glass. Heavy rain or wind that makes safe access impossible will prompt a reschedule, and we contact you proactively when that happens. San Clemente averages fewer than 13 inches of rain per year, so rain-day rescheduling is uncommon. June Gloom overcast (without rain) doesn’t affect scheduling — we work through it.

How long does a typical window cleaning visit take?

Exterior-only on a standard single-story San Clemente home (14–20 windows): 45–90 minutes. Two-story exterior only (20–30 windows): 90–150 minutes. Full interior and exterior on a two-story home: 2.5–4 hours depending on window count and access. First cleans after extended gaps take longer than maintained accounts because the contamination level is higher. We don’t rush the walk-through at the end — every window is checked under raking light before we invoice.

Can you work around my vacation rental booking calendar?

Yes. For STR hosts, we build the schedule around checkout-to-check-in gaps — typically a Tuesday or Wednesday when the turnover window is open. The clean runs between guest stays so it never disrupts an active booking. We send timestamped before-and-after photos by text after each visit so remote owners can confirm the work without being on-site. Is there a minimum number of windows to book?

No strict minimum — but call and describe the job. For small window counts (under 10), we’ll tell you honestly whether a single visit makes sense or whether including the property on a recurring neighborhood route is more efficient. For standard San Clemente homes with 15–30+ windows, single-visit bookings are straightforward.

Pricing & Billing

Do you offer recurring schedule discounts?

Maintained accounts on a recurring schedule pay the standard maintenance rate on every visit. First cleans on properties with extended gaps — 12+ months since the last professional visit — carry a first-clean time addition because the contamination level requires more time. That surcharge applies only once. Once you’re on a recurring schedule, every subsequent visit is priced at the standard maintenance rate — which is consistently lower per visit than one-off cleans with extended gaps between them.

Do you invoice property managers and HOA boards directly?

Yes. For HOA-governed properties in Talega, Forster Ranch, Marblehead, and Sea Pointe Estates — and for property management companies handling multiple units — we provide itemized invoices per property, and GL insurance certificates for compliance documentation at no charge. How do I get a quote?

The Cleaning Process

Do you bring all your own equipment and water?

Yes — all equipment and water are in the truck. The deionized water system processes San Clemente tap water through reverse osmosis and ion exchange resin on-site. We verify the TDS output before touching any glass — if the reading is above 5 ppm, we replace the resin before starting. You don’t need to provide a water connection, though we ask for access to an outdoor hose bib in the few cases where we need to supplement tank capacity on large properties.

Do you clean tracks and sills at every visit?

Yes. Tracks and sills are cleared on every window at every visit — not an optional add-on. This matters specifically in San Clemente: hard water calcium and salt deposits build in frame channels between visits, and if the channels aren’t cleared, they drain back onto the clean glass pane within 24 hours of the next irrigation cycle or marine layer event. Cleaning the glass without clearing the tracks produces a result that hazes back overnight. We’ve seen it happen — it’s why we don’t skip this step.

Do you move furniture to access interior windows?

We move lightweight items directly in front of windows — small tables, chairs, decorative objects — and replace them when we’re done. We don’t move large furniture, entertainment centers, or items we’re not confident about repositioning correctly. For windows behind large fixed furniture, we clean what’s accessible from the available angle and note anything that wasn’t fully reachable. For interior visits, we use a spray bottle only — no buckets near furniture — and shoe covers are on from the moment we enter.

Is your cleaning safe for tinted windows and window film?

Yes. Deionized water and microfiber applicators are safe on tinted glass and window film — no ammonia, no abrasive scrubbers. Windex is specifically not recommended on tinted glass or Low-E coated glass because ammonia degrades the coatings. Tell us about any film or specialty coating when booking so we use the appropriate technique. New window film (installed within the last 30 days) should cure fully before professional cleaning — most film manufacturers recommend waiting 30 days.

Do I need to be home during the cleaning?

For exterior-only visits — no. All exterior glass is accessible without interior entry. You don’t need to be present. For gated properties, we coordinate access through the gate directly once authorization is established on the first visit. For full interior and exterior visits, someone needs to be home or provide a lockbox code. For vacation rental turnovers, we coordinate the timing with the booking gap rather than requiring owner presence.

Glass Condition & Special Cases

What if you find a cracked or broken window during the visit?

We document it and tell you before we clean it. A cracked pane is cleaned with the standard DI water process — the crack doesn’t affect cleaning safety unless the glass is actively spalling or fragmenting. Failed IGU seals showing internal fogging between panes are noted separately — cleaning won’t address the fogging, which is between the glass layers. We note what we observed, recommend a glass contractor, and clean everything else on the property. We don’t bill for glass we couldn’t fully address.

Do my windows need to be dry before you arrive, or do you bring water?

We bring everything — all water is processed through our on-truck deionized system. Your windows don’t need to be pre-rinsed or dry. If the morning irrigation cycle just ran, that’s fine — we work on whatever condition the glass is in when we arrive. The DI water and brush agitation handle wet or dry glass equally. The one exception: if a Santa Ana dust event ended less than an hour ago and particulate is still actively falling, we’ll confirm timing before starting.

What if my windows have paint overspray or construction debris on them?

Paint overspray, silicone residue, and stucco haze from new construction require a different approach than standard window cleaning — we quote this separately after assessment. Post-construction window cleaning for new builds in Talega, Marblehead, and Rancho San Clemente is a service we do, but it’s priced differently from a standard residential clean. What is deionized water and why do you use it?

It’s tap water processed through reverse osmosis and ion exchange resin to remove all dissolved minerals — what comes out runs below 5 TDS (Total Dissolved Solids) versus San Clemente’s municipal supply at 560–682 ppm. When DI water dries on glass, it leaves nothing behind. When San Clemente’s hard tap water dries on glass, it leaves dissolved calcium and magnesium — the mineral residue that produces the haze-back cycle within days of a tap water clean. On coastal San Clemente glass that’s also accumulating Pacific salt aerosol and irrigation calcium, using tap water for cleaning adds a third mineral source to the glass surface. Do you service gated communities in San Clemente?

Yes — including Talega, Sea Pointe Estates (24-hour guard-gated), Marblehead gated sections (Signal Point, Highland Light), and gated communities in Forster Ranch and Southwest San Clemente. Do you time cleaning visits to arrive before HOA inspections?

Yes, for recurring accounts. Talega and Forster Ranch HOA spring inspections typically run March–April; fall inspections run September–October. We position recurring visits to arrive 2–3 weeks before each inspection cycle rather than the week after a compliance notice. Can you clean skylights?

Yes. Skylights accumulate salt and marine layer mineral film faster than vertical windows because horizontal glass has no rain runoff to partially clear it. San Clemente bluff-front and elevated properties show heavier skylight buildup than adjacent vertical windows — especially during June Gloom season when the marine layer settles on horizontal surfaces. Do you clean commercial storefronts on Avenida Del Mar?

Yes. Storefronts, restaurants, galleries, and offices in downtown San Clemente are part of our service area. Commercial exterior cleaning on Avenida Del Mar uses the same DI water system as residential work. Monthly and 6-week recurring commercial schedules are available. Ocean Festival week, summer weekends, and the holiday season are the highest foot-traffic periods — commercial clients who schedule in June, before Ocean Festival weekend (July 18–19), rather than during peak summer get better slot availability.

What about high windows on second-story or loft spaces?

Reached from the ground with the water-fed carbon fiber pole, which extends to 30+ feet. No ladder on rooflines, patio covers, or balcony railings. This covers standard two-story homes throughout San Clemente and most three-story configurations. Very tall or architecturally complex structures — large custom estates in Sea Pointe Estates or Marblehead with unusual roof profiles — may need a site assessment call before booking.

Do you clean solar panels or gutters alongside windows?

No. We clean windows and window-related glass surfaces only — that includes glass panes, frames, sills, tracks, screens, and skylights. Solar panel cleaning and gutter cleaning are separate services with different equipment and we don’t offer them. If a competitor is bundling these services to offer a lower window cleaning quote, ask specifically what TDS their cleaning water reads at — the window cleaning quality is usually where the trade-off shows up.

What areas in San Clemente do you serve?

All of San Clemente — 92672 and 92673. Is your cleaning solution safe for pets and children?

Yes. The primary cleaning medium is deionized water — no chemical additives on exterior glass. For interior glass, the professional window cleaning solution we use in minimal concentration is pH-neutral and leaves no harmful residue once dry. We don’t use ammonia (Windex), bleach, or abrasive chemical cleaners. No special precautions are needed for pets or children during or after an exterior-only visit.
