Full-home window cleaning for San Clemente homeowners — single story, two story, gated community, or custom estate. Every visit includes exterior glass, frames, channels, sills, and screen assessment. Best for: Homeowners on a recurring maintenance schedule who want results that hold between visits.

Commercial Window Cleaning
Storefront, office, and business glass throughout San Clemente — including the Avenida Del Mar corridor. Scheduled around business hours so foot traffic isn’t interrupted. Best for: Restaurants, retail, galleries, and professional offices on Avenida Del Mar and throughout downtown San Clemente.

Exterior Window Cleaning
Exterior glass only — the most common recurring service for coastal San Clemente properties. Pacific salt air and hard water irrigation calcium primarily affect outside glass, making exterior-only the right choice for most maintenance visits. Best for: Properties where interior glass stays clean between visits and the exterior is the contamination priority.

Interior Window Cleaning
Inside glass only — for properties where the interior needs attention without disturbing the exterior or where the exterior was recently cleaned. Shoe covers from the door, spray bottle technique, lint-free detail on every pane. Best for: Seasonal deep cleans, properties where interior condensation or salt film from open windows has accumulated, or as a standalone add-on after an exterior visit.

Post-Construction Window Cleaning
New build and renovation glass covered in silicone overspray, stucco haze, paint particulate, and cement dust. Requires different chemistry and technique from standard cleaning — this is not a service to skip or substitute with a standard clean. Best for: New builds in Talega, Marblehead, and Rancho San Clemente, or any property coming out of significant renovation where construction debris has contacted the glass.

Skylight Cleaning
Horizontal glass accumulates salt and mineral film at 3–5 times the rate of vertical windows because it has no rain runoff to partially self-clear. Skylights losing natural light transmission are almost always a cleaning problem, not a glass replacement problem. Best for: Any San Clemente property with skylights showing reduced light output or visible haze — bluff-top and hilltop positions accumulate faster.

Window Screen Cleaning & Rescreening
Dirty screens re-contaminate clean glass within 24 hours as salt trapped in the mesh dissolves with morning marine layer moisture and drains back onto the pane. Screen cleaning is included in every full-service visit. Rescreening — replacing torn mesh or corroded frames — is quoted separately per screen. Best for: Coastal positions in Southwest San Clemente, Sea Pointe Estates, and the Pier Bowl where screen corrosion from salt air accelerates frame degradation.

Hard Water Spot & Mineral Etching Removal
Standard window cleaning — including deionized water cleaning — does not remove calcium that has chemically bonded to the glass surface. Mineral etching treatment is a separate service using specific chemistry, assessed before quoting. Results depend on which of the four bonding stages the calcium has reached. Best for: Properties where white spots persist after professional cleaning, glass adjacent to irrigation heads in Talega and Forster Ranch, and any glass that hasn’t had professional attention in 12+ months.
How Services Combine
Most San Clemente properties need more than one service type, depending on condition and history. Common combinations:
Residential + Hard Water Spot Removal (first visit only)
The most common first-visit combination. Properties that have been maintained with tap water or cleaned infrequently often have bonded calcium on lower-floor glass alongside standard surface salt. The spot removal treatment addresses the bonded calcium; the standard residential clean handles the rest. After that first visit, recurring residential cleaning maintains the glass at Stage 1 indefinitely.
Exterior + Screens (standard)
Screen cleaning is already included in every full-service residential visit — this isn’t an upsell. It’s standard because dirty screens defeat clean glass within a day at coastal positions.
Post-Construction + Residential (new build handover)
New construction glass needs post-construction cleaning before it goes into standard maintenance. Booking a standard residential clean on glass with silicone overspray produces poor results and risks scratching the surface. Post-construction first, then residential maintenance from that point forward.
Skylight + Residential (seasonal)
Most San Clemente homeowners add skylight cleaning to their spring or fall residential visit rather than booking it separately. The timing aligns with the pre-June Gloom season clean in late April and the post-Santa Ana clean in October.
What to Book If You’re Unsure?
You’ve never had professional cleaning, or it’s been over a year: Book residential (full-service interior and exterior). Tell us on the call how long it’s been — we’ll assess whether hard water spot removal treatment is needed before we start.
You’re on an existing recurring schedule and just need maintenance: Exterior only in most cases. Full interior and exterior for the seasonal deep clean, pre-listing, or any time interior glass has accumulated film from open windows during June Gloom season.
You have white spots that haven’t responded to previous cleaning: Hard water spot removal — but call first. We assess the calcium stage before quoting so you know what’s achievable before any work begins.
You just finished a renovation or new build: Post-construction cleaning. Not a standard residential clean — the chemistry is different.
